  1. Planning gained for transformation of 79 Mosley Street

    Transformation of 79 Mosley Street, Manchester receives planning permission.

    OBI announced it has received Planning and Listed building consent from Manchester City Council for Boultbee Brooks Real Estate (BBRE) to transform the Grade II Listed 77-79 Mosley Street and 14-16 Princess Street, known collectively as 79 Mosley Street, into 26,890 sq ft of new office space and ground floor and basement retail and leisure space. OBI, BBRE and Zerum have been working together for three years to secure the future of the building.

    OBI will project manage the delivery of the scheme with architect PRP, structural engineer Tier Consult and M&E consultant, REDS and planning consultants Zerum on behalf of building owners UK based real estate investor BBRE.

    The scheme will see the facades onto Mosley Street, Princess Street and Back George Street retained and fully restored, while the internal floors will be completely rebuilt from the basement up to a new zinc clad mansard roof extension.

    Dominic Horridge, building consultancy, OBI said: “Gaining planning permission to transform 79 Mosley Street is a very significant step. The building has been vacant for many years, with several proposed projects failing at the first hurdle. Now working with BBRE, PRP and Zerum we’ve developed a robust scheme which has secured the future of the building and we look forward to delivering it.”

    The completed 79 Mosley Street will comprise 19,021 sq ft of new office space over four floors; a 5049 sq ft retail and leisure opportunity on the ground floor and part basement; a 2820 sq ft retail/leisure unit in the basement with bike storage including showers and lockers. The building will accommodate approx. 220 people in offices and potentially create up 81 jobs in the retail/leisure units.

    Roger James, development director at BBRE said: “79 Mosley Street will provide flexible floor space required for modern occupiers while retaining the external aesthetics of the original building. We can’t wait to bring this long vacant but very significant building back to life and to complete the jigsaw of the transformation of St Peter’s Square.”

    79 Mosley Street was built circa 1870 as a speculative office, warehouse and retail building. It has been vacant for nine years and previous owners have failed to bring any schemes to fruition.

  2. Kruger moves to New Century House

    OBI has announced German confectionary business, Krüger is set to move to New Century House, Progress way, Denton, M34 2GP. The company has taken the second floor (5,159 sq ft) at a rent of £15.25 on a five-year lease with a break at year three.

    Krüger is a German confectionary company which has been established for over four decades. It manufactures and distributes chocolate products. It has a growing team of 30 members.

    Krüger said: “This is a very exciting time for Krüger, over our 40 years in this business we’ve grown and changed. New Century House is the ideal place for our business to continue to thrive. We can see longevity in this office space and look forward to a future here.”

    OBI advised Kruger on the acquisition of the office space and will also be carrying out the project management and design of the new office space.

    Andrew Cowell, transactions and asset management at OBI said: “New Century House is a great location, just outside of Manchester city centre with excellent transport links to Manchester city centre, Hyde, Ashton-under-Lyne and Stockport.     The landlord for New Century House is Amerdale Investments LLP.

  3. Thrive Summer BBQ

    On Thursday 2 August, Thrive welcomed around 80 guests, including Club Thrive members and other business people from Greater Manchester to Atlas House in Wigan for their first summer BBQ.

    The BBQ took place in the garden at Atlas House, making use of the green area. Everyone thoroughly enjoyed the sunshine and the food.

    Ashurst Communications organised the event on behalf of Thrive, including the invitations and guest list. Catering was provided by Carrington’s who served delicious food and the marquee was hired from Aries Leisure.

    The BBQ was put on to make the most of the advantages that co-working provides- allowing people to network with others whose field of work aligns with their own and ‘pick their brains’ to allow a mutually beneficial connection.

    The feedback we gained was overwhelmingly positive:

    Atlas House has a growing community, with businesses making the most of the collaboration and the break-out spaces. It was clear to see from the BBQ that deals are being done and businesses are working together.

  4. Digital agency HQ moves to York House, Manchester

    OBI has announced Manchester-based digital agency, Cantarus will be moving to a new office in Bruntwood’s York House building in Manchester. The company has taken the seventh floor (3,080 sq ft) of the building on at a rent of £26.00 per sq ft.

    OBI acted on behalf of Cantarus, who were previously located on King Street, Manchester. The team of 40 is on the move to larger, higher quality space at York House to help accommodate the expansion of the business.

    Lee Adams, managing director and co-founder, Cantarus said: “The business has achieved amazing things since being established 15 years ago and having secured several new client wins recently we needed larger offices for the fourth time in six years. Having engaged with OBI to aid our search, their knowledge of the city was invaluable and they quickly identified the perfect fit for us at York House. It offered us outstanding quality, fitted-out office space and we knew immediately that it was the right space for us.”
