  1. McCauls reveals plans to bring 32-34 Laystall Street, Manchester back to life

Today award winning Manchester based developer McCauls confirmed it has submitted a planning application to Manchester City Council for its proposals to transform the site, just off Great Ancoats Street, Manchester which includes the Grade II Listed 32-34 Laystall Street Armitage Showroom building, into 89 new homes and 8,000 sq ft of work space. The site is close to Piccadilly, the Northern Quarter and Ancoats.

Designed by OMI Architects, the plans will see the restoration of the Listed Armitage Showroom building which dates to 1879 into high quality commercial space. The building will be extended to the corner of Laystall Street and Pigeon Street with a contemporary addition to provide a new vertical circulation system for the building. To the rear of the showroom, the plans are to build a new nine storey residential development configured in a horse-shoe around a landscaped courtyard.

Joe McCaul, director, McCauls said: “Having worked closely with OMI Architects, Deloitte and Manchester City Council we are delighted to bring forward plans to breathe new life into the old showroom by creating a unique office space within the Listed building and create new homes at the rear of the site. The site is in a fantastic location being a two minute walk to the Northern Quarter and Piccadilly respectively and will be a perfect location to live and work. There is also exciting regeneration planned around the Piccadilly Basin area and we look forward to playing our part in this.”

Laystall Street is the third development by McCauls in Manchester City Centre. Last year, it completed Warehaus Ancoats, the meticulous conversion of an historic warehouse matched with sensitive new build, designed by OMI Architects.

  3. Aberdeen Standard Investments reveals new images for Whitworth Street West

UK based asset manager, Aberdeen Standard Investments (ASI) has revealed new images for its proposed redevelopment of 2-4 Whitworth Street West, Manchester, opposite Deansgate Locks.

Working alongside Glenn Howells Architects (GHA) and JLL, the plans will inject an investment of over £17m into the area to construct a mixed-use seven storey building comprising retail and food and drink outlets at ground level, with a 152 room hotel on the upper storeys.

The proposals have been developed after close consultation with heritage specialists and Historic England. The design will create a development that takes inspiration from the quality and craft of Manchester’s industrial warehouses of the past by using traditional brick and terracotta materials and contemporary detailing. Using high quality materials, the well-crafted, masonry building will encourage pedestrian access to the ground floor which has space for retail and hospitality outlets, helping to further bring the area to life.

Following the Planning Committee meeting in October, clarification has been provided to the City Council to demonstrate the quality of the design proposed and reassurance given that none of the parking bays along Whitworth Street West will be lost and a new disabled bay will be incorporated close to the hotel entrance.

Stuart Howard, Senior Development Manager, Aberdeen Standard Investments said:

“We think we are presenting really exciting development plans for 2-4 Whitworth Street West, which should prove to be a catalyst for the rejuvenation of the street. This will reinvigorate and bring a new vibrancy to this part of the City. Working alongside Glenn Howells Architects, who have delivered several high profile projects in Manchester over the past 20 years, Aberdeen Standard plan to start the hotel development by Summer 2021.”
