Sales launch date for £10 million Astley Point
Salcaul Limited has revealed the first homes at the new £10 million Astley Point on Higher Green Lane, Astley will go on sale, off-plan, from 6pm on Thursday 3 August at a special event being held at the Greyhound Hotel, Warrington Road, Leigh, WN7 3XQ. Prices for apartments start from £150,000 and houses from £320,000.
Set in beautifully landscaped surroundings over 4.5 acres, Astley Point architects Cartwright and Gross have drawn from Astley’s rich heritage and countryside to inform the design of the new homes.
With fourteen houses and fourteen apartments, residents will enjoy unique landscaped features that will make Astley Point the place to live in the area. All homes are built to the highest specification with all the houses having balconies to front and rear.
In addition to the new homes, Astley Point will boast three new restaurants, a wine bar and events venue overlooking the landscaped gardens and lake. Salcaul is concluding the leases with high end operators and formal announcement will be made at the end of Sept 2017.

Salcaul Limited is making a £10 million investment into the development and envisages over 70 new permanent jobs will be created at Astley Point.

Salcaul Limited is a joint venture between Salboy and Redwaters and has been set up specifically to deliver Astley Point. Salboy, is a company owned by Fred Done and Simon Ismail who develop schemes throughout the UK.

Redwaters is a privately owned property development business based in Astley that has been building homes in the North West for nearly 40 years. During this time it has forged a reputation for high quality bespoke schemes with a particular emphasis on the Astley area with the most recent projects being Astley Brook and Chaddock Hall.

Landmark Investments Group announces record profit for 2016 financial year of £3.6 million
Landmark Investments Group has announced that its profits for 2016 exceeded £3.6m, a 24% increase on previous record.

These results are a direct validation of this approach and a result of many years of prior investment coming to maturity. The portfolio is exceptionally robust, continues to grow at a pace and we have substantial funds available to underpin our ambitions going forward.”
Highlights of the year included:
- Achieved 58% growth in rent roll under management
- Investment portfolio increased to £35m, targeted £50m in 2017
- Insurance portfolio value surpassed £750m and will forecast to be in excess £1bn in 2017

Charmaine O’Connor appointed as Regional Chairman of National Federation of Demolition Contractors
Charmaine O’Connor, Chief Executive of Salford based demolition, dismantling, bulk earthworks and civil engineering contractor P P O’Connor has been appointed as North West Regional Chairman for the National Federation of Demolition Contractors (NFDC).
The NFDC was established in 1941 to champion the standards and professionalism of its members to the wider construction industry. To join the NFDC, companies must meet a stringent criteria on procedures and processes across the whole business including health and safety systems, training and development programmes, and its commitment to environmental and sustainability issues.
There are 19 member companies of the NFDC in the North West and a key part of Charmaine’s role this year is to encourage more construction industry clients to only use NFDC members. She will work closely with other NFDC members to help develop training and career development programmes, targeted especially at young people and women.
Charmaine O’Connor said: “The NFDC is working very hard to promote the high standards and quality of its members and my role as North West Chairman is to develop stronger ties with clients and their advisors to make sure they understand why only NFDC members should be placed on tender lists to help with the advancement of professionalism across the whole industry.”
As well as championing the NFDC and its members, Charmaine’s role as Chairman is to deliver several charity fundraising events, the next of which is the NFDC Summer Ball being held at The Mere Golf Resort and Spa on Saturday 8th July.
In 2003 Charmaine joined P P O’Connor as commercial manager following her 10 year employment with a major construction company. In 2007 she progressed to commercial director and in 2014 Charmaine was promoted to the position of chief executive. This new role has allowed her to concentrate on the strategic and future growth of her family’s business which has been established for over 50 years.
With its headquarters in Irlam and regional office in Liverpool, P P O’Connor is a leading demolition, bulk earthworks and civil engineering contractor. The firm directly employs 180 highly skilled people and provides regular training courses as well as working closely with colleges and universities within the region to encourage graduates and apprentices.

Plans revealed for the future of Peel Hill Farm, Blackpool
The Strategic Land Group has revealed plans for the potential future redevelopment of the 29 hectare Peel Hill Farm, Blackpool into a new sustainable community including 700 homes.
Acting on behalf of the land owner, the Strategic Land Group is promoting the site through the Fylde Borough Council Local Plan process with the aim of securing an allocation for development.
Peel Hill Farm is located just south of the M55 (Junction 4) and east of A538 Preston New Road in Whitehills, Fylde.
The new development would feature 700 new homes – which would be a mix of sizes, from small starter homes to large family homes and different tenures including market and social. A new Primary School and local shopping centre would also be built.
Analysis carried out by Turley for Strategic Land Group indicates the proposals will increase economic output in the region by £4.6 million per year.
The proposal has been prompted through the Fylde Local Plan which sets out the housing requirements for the Borough from 2011 to 2032. Following the first stage of the Plan’s examination last month, the council decided to increase the number of homes it intends to build by more than 10% from 7,768 (370 per year) to 8,715 (415 per year).
The number of new homes could increase further as the Council has agreed to help neighbouring Wyre Council meet its housing target. The proposal at Peel Hill Farm could help meet those higher housing requirements.
Paul Smith, managing director, the Strategic Land Group said: “Peel Hill Farm provides an excellent opportunity to deliver much needed new homes in the Fylde area, in a location that the council accept is strategically important. By working with the land owner, we are looking to gain planning approval which will ultimately help us attract high quality house builders to deliver the new community.
“Everyone is well aware there are nowhere enough new homes being built. It is important councils plan to build the right number of homes to help support existing communities and to support economic growth. That is especially true in this part of the Fylde Coast where new development could support the Airport Enterprise Zone, Blackpool and even the Fleetwood peninsula. A development at Peel Hill Farm will help ensure enough new homes are built.”
