Planning submitted for 67-75 Mosley St
A planning application has been submitted to Manchester City Council by London based real estate investor and developer Boultbee Brooks Real Estate (BBRE) which will see the buildings 67-75 Mosley Street transformed into high quality office space and new retail/leisure opportunities.
The 66,165 sq ft development is being project managed by OBI Property and designed by PRP. The application brings the two buildings together into one address – 75 Mosley Street. Access to the offices will be via a new central reception and a new 7,189 sq ft seventh floor will span across both buildings and includes a small terrace.
James Whitcher, BBRE said: “67-75 Mosley Street presented a great opportunity for us to bring the buildings together into one address. We’re very pleased with the design by PRP and look forward to seeing the buildings brought back to life as 75 Mosley Street.”
At ground level, the Bank of China which occupies 2,788 at 67 Mosley Street, will be staying throughout the works and beyond. The remaining 2,549 sq ft retail units fronting on to Mosley Street will be refurbished and OBI Property are already in discussions with a tenant to take the space. Two new retail/leisure spaces of 3,512 sq ft and 2,281 sq ft will be created on the Nicholas Street side of 75 Mosley Street, facing the art gallery.
Andrew Cowell, transactions and asset management, OBI Property, said: “75 Mosley Street is a fantastic scheme, bringing over 50,000 sq ft of new work space which stands apart from other Manchester schemes. Its close proximity to the rejuvenating St Peter’s Square means we’ve already received very positive interest in both the retail and office space.”
The offices above will be refurbished to Cat A specification and will include exposed services. The East Wing (formerly 73 Mosley Street) will comprise 17,050 sq ft over six floors, while there will be 28,221 sq ft of offices over six floors in the West Wing (formerly 75 Mosley Street).
The exterior of 73 Mosley Street will be removed and replaced with a new anthracite zinc façade and will include floor to ceiling height windows while the original Portland Stone exterior of 75 Mosley Street will be fully repaired and restored.
Fiona Sadler, Associate, PRP said: “75 Mosley Street is a truly individual building in Manchester, built in 1964. It’s Portland Stone façade is wonderful and we’re really pleased we are able to repair and restore it as part of the development.”
Zerum is providing planning advice to OBI Property and PRP, the other design team members are: Stephen Levrant Heritage Architecture; structural engineers Tier and services engineer Reds. If planning is received work should start on site in autumn and be complete for summer 2017.
BBRE has invested £28 million into Manchester city office market. BBRE is a privately owned property company with a development and investment portfolio valued at approximately £350 million. The company is a major investor in London, South East and key regional cities.

Two wins for OBI at Insider Awards
OBI Property won two awards at the North West Insider Property Awards held on Thursday 12 May.
Co-founder Will Lewis won the ‘North West Property Dealmaker of the Year’. With just two people shortlisted the judges said Will was a worthy winner. “He’s passionate, knows his clients, has fantastic contacts and has created a formidable brand.”
Will has completed a string of high profile deals during 2015 including; a 50,000 sq ft pre-let to PwC at No.1 Spinningfields, the leasing and investment sale of 35 Fountain Street and the leasehold acquisition of 60,000 sq ft of workspace in the XYZ Building on behalf of NCC Group.
Will Lewis said: “We are delighted to have won both of these awards and it was especially satisfying to have our Building and Workplace Consultancy teams recognised with the professional services award.
OBI also won ‘Professional Services Award, with the judges commenting: “It was only when we read the entry that we realised that OBI Property is so such more than an agency. Their consultancy business is a worthy winner.”
OBI’s business is built around providing clients with a multi-disciplinary service from interior design, project management, dilapidations, rating, leasing and investment consultancy. This “OBI Difference” has seen them continue to build the business through 2015 and having launched their new office at the start of this year they expect 2016 to be even more successful.

Astley Point plans approved
Today Salcaul Limited announced its plans for the £9 million development of Astley Point, a 4.5 acre site on Higher Green Lane, Astley, Wigan have been approved under delegated powers by Wigan Council.
Building work is set to begin in summer on the high quality mixed-use development, which includes exclusive new homes and a new restaurant entertainment destination set in beautifully landscaped surroundings. The first homes will go on sale, off-plan, to the public in the summer.
Sean McCaul, director, Salcaul Limited said: “We are thrilled our proposals for Astley Point have been approved. We aim to create a very high quality development – a new focal point for Higher Green and Astley.
“Our architects Cartwright and Gross have created exciting plans for the site which will set the new homes and leisure opportunities in stunning landscaped surroundings informed by the local heritage, history and countryside.”
Astley Point will include:
- A new restaurant entertainment destination
- New landscaping including a water feature and extensive planting
- 32 new luxury homes
- High specification including designer kitchens and bathrooms
- Modern appliances
- Secure parking for all residents
Councillor David Molyneux, Wigan Council’s cabinet member for regeneration, said: “The population of Wigan Borough is growing, in fact by 2026 it’s predicted we’ll need an extra 13,500 homes to keep up with demand. Wigan Council is committed to ensuring we have enough homes for local residents and so we are pleased that this application, in the popular village of Astley has been given the green light. The high quality development will not only bring new homes to Astley, but will also create over 70 new jobs. I look forward to seeing the scheme take shape.”
It is envisaged the first homes will be ready for occupation by summer 2017.
Salcaul Limited is making a £9 million investment into the development and envisages over 70 new permanent jobs will be created at Astley Point. The Environment Partnership has developed the landscape designs while planning advice was provided by Euan Kellie Property Solutions.
Salcaul Limited is a joint venture between Salboy and Redwaters and has been set up specifically to deliver Astley Point. Salboy, is a company owned by Fred Done and Simon Ismail who develop schemes throughout the UK.
Simon Ismail said: “This is the first project we have undertaken in Astley and we are really looking forward to producing a first class development that will provide much needed facilities for the local area.”
Redwaters is a privately owned property development business based in Astley that has been building homes in the North West for nearly 40 years. During this time it has forged a reputation for high quality bespoke schemes with a particular emphasis on the Astley area with the most recent projects being Astley Brook and Chaddock Hall.
